Washington Metropolitan Area Transit Authority Southern Garage Design/Build Project
Maintenance Design Group, as part of a Design/Build team, proposed to
renovate an existing PEPCO Production and Training Facility into a modern and
innovative 250-bus operating and maintenance facility for WMATA.
To convert the property to a bus depot and servicing area would require base
improvements to the property and the existing buildings. These modifications
include additional parking for the bus fleet, employees and visitors; a new
service building for fare retrieval, fueling, washing, deep clean, and DC
inspection; converting an existing shop and warehouse space into a 16-bay
bus maintenance facility with internal bus circulation, office spaces, support
spaces, and parts stores; expansion of the existing building with nine drive-through
bays sized for maintenance of articulated buses; new body repair and paint
shop; installation of driveways, guard shack and perimeter fencing as required
for ingress and egress, circulation of bus and agency vehicular traffic on site
and security control; and installation of compressed natural gas (CNG) fueling
The property has sufficient land area to support additional WMATA uses which
can be added to the development program. These include: a New Metro Police
Training Facility including 24-lane indoor firearm practice range and supporting
spaces; renovation of second floor office space flex space for WMATA to house
100 staff on a temporary or permanent basis; and an additional of 295 vehicle
• Construction cost minimized by adaptive reuse of an existing facility.
• Site allows for additional expansion and program elements.
• Densely wooded size allows natural buffer for facility.
